GoZoneOnline.com announced today that because of the new GO Zone extension signed into law by President Obama in December, it is re-opening its top rate operations to help provide great information and properties to those seeking large tax deductions from bonus depreciation.

This bill extends the tremendous tax breaks available in Mississippi & Louisiana.  The reasons cited for extending the legislation was so that the areas hit by both hurricane Katrina as well as the Deep Water Horizon oil spill would not suffer a double set back.

One of the most significantly impacted groups will be those individuals that are interested in still capitalizing on 50% bonus depreciation of rental properties.  As many people know by know, you can write off between $50K  - $75K of taxes on a single rental home purchase.  This is just absolutely huge for high earning individuals.

The essence of the new extensions is two-fold:

1. Bonus Depreciation can be claimed on any new structures with construction completed by Jan. 1, 2012; and
2. Bonus Depreciation can be claimed if the new structure is put into rental service on or before December 31, 2011.

Give the normally large demand of quality GO Zone properties, what this means is that potential investors will want to line up their properties early in 2011 to insure they do not bump up against the construction deadline.

When the GO Zone extension took place, the IRS ONLY extended benefits in certain areas of the original GO Zone.  This includes certain areas of Mississippi and Louisiana, but NOT Alabama (AL GO Zone benefits ended back in 2008).  Mississippi Counties where you can still purchase GO Zone properties and receive benefits are Harrison, Pearl River, Hancock, Stone, and Jackson Counties.

GoZoneOnline.com founders announced today that they are reopening their business operations for 2011 since President Obama signed a GO Zone extension into law.  The great news now is that people can claim bonus depreciation on properties constructed through the end of 2011.

When interviewed, GoZoneOnline.com co-founder Dr. Chris Anderson stated that they would be back with better opportunities, and better service than during the entire 5 years of the GO Zone.  He said they will be introducing their FAST TRACK program which is a very easy, and very fast way to get involved with the GO Zone, even if you do not know much about it.  Specifically, the FAST TRACK program will:

• Provide a fast way for clients to determine if they qualify for the GO Zone;

Michael Zari, co-founder of GoZoneOnline.com announced today that they are beginning to get geared for some major activities in the GO Zone for 2009.  Specifically, he announced that the first on-line web event will be hosted on Tuesday, February 24 at 9:00 PM Eastern.

GoZoneOnline.com will be introducing two subdivisions in the Biloxi/Gulfport area where they have secured bulk discounts for its GO Zone investors.

In addition, the GoZoneOnline.com team will be in the Biloxi/Gulfport area on Saturday, March 7 conducting a tour of these properties and the area.  Signup sheets for both the web event and tour will be available soon Michael assured us but wanted people to go ahead and start making plans.

There is still a lot of confusion about when does GO Zone benefits end, especially for real estate investors.

Bottom line is that in certain locations in Mississippi and Louisiana, you can claim bonus depreciation benefits through 2010.  In Mississippi, the eligible counties are:

• River;
• Stone;
• Hancock;
• Harrison; &
• Jackson.

For Louisiana, there is a much longer list of parishes including:

• Calcasieu;
• Cameron;
• Orleans;
• Plaquemines;
• St. Bernard; and
• St. Tammany.

In Alabama, no addition counties will remain open for bonus depreciation or GO Zone benefits after 2008.

One of the subsivisions is in a more urban setting in the northern part of Gulfport.  In the same subdivision, we have also seen a flurry of recent non-investor sales because of a new first time home buyer program being offered by the city of Gulfport.

The second location is about 3 miles north.  This subdivision is also very well done, all from the same builder, with almost all residential home owners at this point.   To some, this subdivision may feel a little more rural but in reality, it is just a few miles from the heart of the commercial growth in Gulfport.  In addition, we have had a recent flurry of activity with rentals in these type locations along with quality, brick homes.

We then visited several of our subdivisions and let everybody walk through the homes to get a real feel for the quality done by our builder.

We then ended up the tour with a low key, event in the IP Casino where everybody really got to let their hair down and talk.  For some, they stayed for hours and we had a great time chatting  and our clients had an opportunity to really pick our brains as well.
