Anzar Realty, LLC offers advertisements of real estate in a variety
of formats. These Real Estate Rules explain these format offerings, clarify
Anzar Realty, LLC's limited role as a publisher of advertising and
venue-provider, and outline certain limitations on Anzar Realty, LLC's obligations and liabilities. Your use of the

website confirms your agreement to these rules.
Advertisement Format Items
Due to the wide variety of laws governing the sale of real estate, Anzar
Realty, LLC's advertisements of real property do not involve legally
binding offers to buy and sell. Instead, the Anzar Realty, LLC
listings are simply a way for sellers, Realtors, and builders (herein
referred to as “sellers”) to advertise their pre-construction real estate
and meet potential buyers. Keep in mind that Anzar Realty, LLC is not
involved in the actual transaction between buyers and sellers and, as a
result, has no control over the quality, safety or legality of the
properties advertised, the truth or accuracy of the postings, the ability of
sellers to sell items or the ability of buyers to buy items. We cannot
ensure that a buyer or seller will actually complete a transaction.
Anzar Realty, LLC allows sellers to advertise their property in an
"Ad" format. The Ad format allows the seller to receive leads from multiple
interested buyers. Buyers/investors viewing the advertisement provide their
name, contact information, and questions/comments when contacting the seller
through the information provided by the seller. It is the buyer’s
responsibility to contact the seller for additional information that is not
provided in the advertisement(s) in question.
In accordance with Anzar Realty, LLC policies, the seller must treat
the buyer's contact information in full compliance with Anzar Realty, LLC's Privacy Policy. This policy prohibits sharing the buyer's information
with third parties as well as use of the buyer's information for any purpose
other than communicating with the buyer about the information and services
referenced in the item description, unless expressly permitted to do so by
the buyer. Failure to comply with this policy can result in the seller's
suspension or expulsion from the Anzar Realty, LLC community.
Professional Assistance
The purchase and sale of real estate is a complicated matter that is
governed by laws, practices and customs that vary significantly from
locality to locality. Sellers are advised that many jurisdictions require
that you provide a disclosure statement to all prospective buyers regarding

Jurisdiction and Other Points to Consider

accordance with the laws of the Alabama, as it is applied to agreements

rights, Anzar Realty, LLC and/or its affiliates may seek injunctive
or other appropriate relief in any state or federal court in the State of
Alabama, and you consent to exclusive jurisdiction and venue in such courts.
Any other disputes will be resolved as follows:
If a dispute arises under this agreement, we agree to first try to resolve
it with the help of a mutually agreed-upon mediator in the following
location: Madison County. Any costs and fees other than attorney fees
associated with the mediation will be shared equally by each of us.
If it proves impossible to arrive at a mutually satisfactory solution
through mediation, we agree to submit the dispute to binding arbitration at
the following location: Madison County, under the rules of the American
Arbitration Association. Judgment upon the award rendered by the arbitration
may be entered in any court with jurisdiction to do so.
Anzar Realty, LLC may modify these Terms of Use, and the agreement
they create, at any time, simply by updating this posting and without notice
to you. This is the ENTIRE agreement regarding all the matters that have
been discussed.
